Living here, you will be a part of one of the most beautiful maritime environments on the eastern seaboard. The daily rhythms of life at the shore are highlighted by the breathtaking view of the setting sun over Clinton Harbor. You share this milieu with the magnificent wild inhabitants of the Hammock River Salt Marsh, a nationally recognized site for migrating birds along the coastal flyway.

Homes in The Hammocks have been arranged around two charming village greens encompassing several acres of lawn, paths and shade trees, sited to emulate the spaces and forms of historical settlements.

From The Hammocks it is a short stroll down Waterside Lane across the ancient bridge to the beach. There is also a small marina across the lane. Tall-limbed trees form leafy glades along the sidewalks of the lane and of East Main Street, near the shops and churches in the town center. There is also a walking trail along the edge of the Hammock Salt Marsh, offering a panoramic view of the marsh, the sound and the harbor.

The scale and architecture of 18th and 19th century New England maritime towns is reflected in the homes. In the adjacent neighborhoods there are many originals dating from the 1700’s and 1800’s. The homes in The Hammocks are a seamless part of these surroundings, using high quality, low-maintenance building materials and authentic designs.

Each of the 53 homes has its own lot, averaging about half an acre, and each also has an interest in the 13 acres of Association-owned lands. The village is bordered by an additional 50 acres of dedicated open space.

This village is for active adults (owners over 55 years old with no children under 18 living with them.) The homes range in size from 2,400 to 3,400 square feet, with 3 or 4 bedrooms. There is a variety of classic New England home styles represented, and no two homes are exactly alike. Each home is designed to capitalize on the topography, exposure and position of its unique site.

Each residence has been designed to offer every convenience, including state of the art plumbing, heating, and electrical systems and beautiful interior appointments. The homes are designed to high efficiency EnergyStar® standards.

Gourmet kitchens have granite countertops, stainless steel appliances, 36" 5-burner gas ranges and custom-crafted cabinets with built-ins.

First floor master bedroom suites have walk-in closets, and a luxurious bathroom with a double sink, granite-topped vanity, and oversize tile shower. Guest baths feature a granite-topped vanity, a tub/shower and ceramic tile floor, while powder rooms have decorator pedestal sinks and hardwood.

Ceiling heights are generally nine feet on the first floor, with cathedral, two-story or tray spaces in some areas. Depending on home style, fireplaces are either masonry, or remote control gas. All feature granite, marble and elegant wood mantel and surrounds.

Premium quality 4" oak plank hardwood floors are featured throughout, with the option of carpeting in the bedrooms.

Additional fine details include oversized trim and crown moldings, an oak tread main staircase with detailed oak railings and painted solid interior doors.

Mechanicals include a high efficiency gas-fired furnace, multi-zone heating and cooling, 200-amp electrical service, and a security system interfaced to fire, ambulance and police services.

True divided light double-hung windows, clad specifically for the seashore environment, bring the beautiful views indoors.

In keeping with the historically accurate designs, foundations are faced with fieldstone where exposed.

Front yards are created by a landscape architect and will be fully planted before occupancy with tree and shrub varieties chosen for their beauty and ease of maintenance. The lawns are sodded or seeded, depending upon location, and feature an in-ground sprinkler system.

Underground utilities include electric service, city water, natural gas, phone, and cable.

The streets in The Hammocks are not open to the public, but are privately owned by the Association. Their narrow, curving design keeps speeds low and their streetlights cast soft pools of light. A brick sidewalk meanders throughout the village, and extends to the front door of each home.

The Hammocks offers the best of New England living. Like the original colonial villages settled around their town greens, this seaside community connects residents in a shared sense of place and culture. And it bestows upon its residents a deep appreciation for the eternal beauty of the surrounding natural world.
